A truly luxurious house overlooking Brive, bordering the Lot and Dordogne region. This fine modern property was built in the 1970s using local stone to a traditional style, and was enlarged and renovated during the last 10 years to now provide a modern mansion offering 500m² habitable.
All of the property is in absolutely perfect condition, and sits on 5,200m² of enclosed grounds, in a park with mature trees in a dominant position. You enter into a spacious hallway, with a superb stone spiral staircase rising to the 1st floor. Upon entering you are immediately impressed by the vast reception rooms flooded with light via the large patio windows. The design of the property is semi open plan, but the distinct areas are a grand salon with a lovely stone fireplace, dining room, 2nd lounge with an open fireplace, and a bar area. These rooms flow wonderfully and are on top quality tiled flooring.
Also on the ground floor is a study, a superbly fitted kitchen with an excellent range of units, and granite work-surface. There are 2 ground floor bedrooms, one having an en-suite bathroom and the other with a bathroom adjacent. The sanitary fittings are all top quality, and the baths / showers have jacuzzi jets etc.
The 1st floor is reached by a wonderful stone staircase, and protected by stylish metalwork. At this level you will find 2 further bedrooms & bathrooms, a dressing room, plus a room created as a home theatre / cinema, that could easily be changed to a 5th bedroom if desired.
In the garden level of the house, there is a superb fitness room & sauna, an independant studio 33m², plus dressing rooms and plenty of storage. There is garaging for 4 or 5 cars.
Outside, there is a lovely tiled terrace overlooking the park and the heated 12 x 6m swimming pool. Adjacent to the pool is a fully equipped pool house with a summer kitchen the perfect place to relax. There are further areas for relaxation, and an ornamental fountain to adorn the gardens, which have a sprinkler system. When you need to burn off a bit more energy, there is a tennis court set well away from the house.
Everything for this property is top quality. Starting with the Weissman central heating boiler, through to the double glazed doors, remote control gates and garage doors. The property benefits from town gas central heating, and also has an air-conditioning option for the summer months, plus automatic shutters, security alarm etc.
You are just 5 minutes from the attractive town centre of Brive with its famous market, and train station. Whilst classed as a town property, you have the feel of being in the country, with views over a local park. Within 10 minutes there is a golf course, and 20 minutes to the international airport Brive / Vallée de la Dordogne. There is also good access to the A20 / A89 motorways, and that in turn provides easy access to other airports such as Toulouse, Limoges, Bergerac & Bordeaux.
During World War II, Brive-la-Gaillarde was a regional capital of the Resistance, acting as a seat of several clandestine information networks and several of the principal resistance movements, including the Armée secrète (or “Secret Army”) and the Mouvements Unis de la Résistance (or “United Movements of the Resistance”). Brive-la-Gaillarde was the first city of Occupied France to liberate itself by its own means, on 15 August 1944.
